Pass inspection, move in

SNRHA inspects the unit, we sign the HAP contract, you get your keys. Typically 1–3 weeks start to finish.

Do you accept Section 8 vouchers?

Yes. Both Vegas Value Living properties — Maryland Park (521 S Maryland Pkwy) and Bonanza Park (2221 W Bonanza Rd) — accept Housing Choice Voucher (HCV) / Section 8 tenants. Bring proof of your voucher and we’ll start your application.

Is there an application fee for Section 8 tenants?

No. Voucher holders don’t pay an application fee at either property. Non-voucher applicants pay $50 per adult.

What documents do I need to apply with a Section 8 voucher?

Bring your Housing Choice Voucher approval letter from the Southern Nevada Regional Housing Authority (SNRHA), photo ID, and proof of any additional income. We handle the rest with your housing specialist.

How long does Section 8 approval take here?

We process voucher applications quickly. Once your HAP contract clears inspection with SNRHA, most residents move in within 1–3 weeks. We’ve done this hundreds of times and know what inspectors look for.

What rent amounts do you accept for voucher holders?

Our rents fall inside SNRHA’s payment standards for the Las Vegas area. Studios at Bonanza run $900–$1,000, 1BRs are $950–$1,150, and 2BRs at Maryland run $1,200–$1,500. Payment standards update annually — call us and we’ll confirm current numbers.

Do I need good credit to rent with a Section 8 voucher?

No. We work with all credit situations for voucher holders. A voucher plus proof of stable tenant portion covers the rest.
