How Long Does a Section 8 Voucher Take in Las Vegas?

The honest answer: anywhere from a few weeks to several years, depending on where you are in the process. Most of the delay has nothing to do with landlords — it’s the Southern Nevada Regional Housing Authority (SNRHA) waitlist. Here’s what actually takes how long.

The three phases

Section 8 in Las Vegas splits into three distinct stages. Each has its own clock.

Phase 1: Getting on the SNRHA waitlist

This is the longest phase by far. SNRHA periodically opens the Housing Choice Voucher waitlist when funding allows. When it opens, thousands of applications pour in within days. SNRHA selects applicants by lottery and preferences (homeless status, veteran status, disabilities, domestic violence survivors, etc.).

Realistic timeline: Months to several years. As of 2026, the waitlist has been closed for extended periods, and even when open, placement can take 1–3 years.

Phase 2: Voucher issuance

Once your name comes up on the waitlist, SNRHA schedules a briefing. You’ll attend an eligibility interview, provide income/asset documentation, complete orientation, and get issued a voucher.

Realistic timeline: 2–6 weeks from waitlist selection to voucher in hand.

Your voucher comes with an expiration — typically 60 days. You have that long to find an accepting landlord and submit a Request for Tenancy Approval (RTA). Extensions are available but not guaranteed.

Phase 3: Landlord-side approval

This is where Vegas Value Living comes in. Once you have an issued voucher:

  1. Find an accepting landlord. Not every property takes vouchers. Look for explicit “Section 8 welcome” language.
  2. Apply and submit the RTA. Your landlord fills out their half, you sign, SNRHA reviews.
  3. HQS inspection. A housing inspector checks the unit against HUD’s Housing Quality Standards. If something fails, the landlord fixes it and re-inspects.
  4. HAP contract + lease signing. SNRHA signs a Housing Assistance Payment contract with the landlord. You sign a one-year lease.
  5. Move in. Keys in hand.

Our average from tour to keys: 2 weeks. Some HAP contracts close faster; occasionally an inspection requires a quick fix that adds a few days.

FAQ

Can I speed up the SNRHA waitlist? No. It’s a lottery-based system with objective preferences (homeless, veteran, disability status). No landlord can move you up.

What if my voucher expires before I find a place? Request an extension from SNRHA before it expires. Extensions are usually granted for good-faith effort.

Do I have to pay the application fee to apply? Not with voucher-friendly landlords like us. We waive it for all Section 8 voucher holders.

Can I use my voucher in other Nevada cities? Yes, through portability. You’d request transfer to the receiving housing authority. Coordinate with SNRHA before applying.

What happens if the unit fails inspection? The landlord gets a specific repair list, fixes it, and schedules a re-inspection. Most issues are minor (smoke detector, window latch, loose railing) and resolve within days.
