HUD-VASH in Las Vegas: How Veterans Get a Voucher and Find an Apartment
HUD-VASH combines a Housing Choice Voucher (Section 8) with case management from the VA. It exists to get veterans who are homeless, or about to be, into permanent housing and keep them there. In Las Vegas, two agencies share the work: the VA decides who gets referred, and the Southern Nevada Regional Housing Authority (SNRHA) issues the voucher. Here is the whole path, in order.
Step 1: Start with the VA, not a landlord
The front door for HUD-VASH in Southern Nevada is the VA Southern Nevada Community Resource and Referral Center (CRRC):
- Address: 4461 E Charleston Blvd, Las Vegas NV 89104
- How: Walk-in. The CRRC is the VA’s intake hub for veterans who are homeless or at risk of homelessness.
- By phone, any time: National Call Center for Homeless Veterans, 877-424-3838
VA staff assess your situation and eligibility. HUD-VASH generally serves veterans who are homeless, are eligible for VA health care, and are willing to work with a VA case manager. If you qualify, the VA refers you to SNRHA.
We’re a private landlord, not part of the VA. For anything about eligibility or referral, the VA is the authority.
Step 2: SNRHA screens you and issues the voucher
After the VA refers you, SNRHA completes its own intake: identity documents, income verification, and a briefing. HUD-VASH does not go through the general Section 8 waiting list, which is a big reason veterans should ask about it directly instead of waiting for that list to open.
HUD-VASH rules also limit the screening a housing authority can apply compared with the regular voucher program. Your VA case manager can explain what applies to you.
Bring to intake: photo ID, Social Security card, DD-214 or other proof of service, and proof of all income (VA disability, SSI or SSDI, wages, pension).
Step 3: Understand what the voucher pays
HUD-VASH uses standard voucher math:
- SNRHA sets a payment standard for each bedroom size. For 2026 that’s $1,381 for a studio and $1,550 for a 1 bedroom.
- You pay an income-based share, usually about 30% of your adjusted income.
- The voucher pays the landlord the rest, up to the payment standard.
- On a new lease, your share can’t exceed 40% of adjusted monthly income, so a unit priced far above the standard may be rejected.
The full breakdown is in Las Vegas Section 8 payment standards 2026.
Step 4: Find a landlord who says yes
Your voucher has a search deadline, usually 60 days, printed on your paperwork. Your VA case manager can help with the search, but the fastest path is a landlord who already works with vouchers and says so up front.
Questions to ask any landlord before you pay a fee:
- Do you accept HUD-VASH?
- What’s the exact rent, and which utilities do I pay?
- Is there an application fee for voucher holders?
- Do you have a credit score minimum?
- How do you handle a past eviction?
Step 5: RTA, inspection, keys
Once you pick a unit, you and the landlord submit the Request for Tenancy Approval (RTA) to SNRHA. SNRHA checks that the rent is reasonable, inspects the unit, and signs the HAP contract with the landlord. Then you sign the lease. The landlord side usually takes 1 to 3 weeks. Here’s how long each step of Section 8 approval takes in Las Vegas.
Other options for Las Vegas veterans
- SNRHA communities. According to SNRHA, veterans may apply to its Affordable, RAD, and Public Housing communities at any time, while other applicants have to wait for an open waitlist.
- Other help. Our guide to housing assistance programs in Las Vegas lists more programs.
- No voucher at all? VA disability and other benefits count as income with us. See renting with SSI or SSDI in Las Vegas; the same approach applies to VA benefits.
