“Near the Strip” and “near downtown” are not the same thing — and it matters more than you’d think. Here’s the real breakdown of what each area costs, how long your commute actually is, and what daily life looks like.

Quick geography

The Strip = Las Vegas Blvd between Sahara Ave and Russell Rd (roughly). The major resort corridor. Mandalay Bay to The STRAT.

Downtown = Fremont Street, Las Vegas Blvd north of Sahara, and the surrounding Arts District, Symphony Park, and medical corridor. Older, denser, more walkable.

“Near” each depends on your definition. Most apartments marketed as “near the Strip” are 1–3 miles away. Same for downtown.

From Bonanza/Rancho area (89106 — Bonanza Park location):

  • Downtown Fremont: 5 minutes
  • The STRAT / north Strip: 8 minutes
  • Strip center (Bellagio): 12 minutes
  • Mandalay Bay / south Strip: 15 minutes
  • McCarran Airport: 18 minutes
  • Summerlin: 15 minutes

From Maryland Pkwy corridor (89101 — Maryland Park location):

  • Downtown Fremont: 5 minutes
  • UNLV: 5 minutes
  • Strip center: 8 minutes
  • Summerlin: 20 minutes
  • Airport: 15 minutes

These are realistic with typical traffic. Rush hour adds 5–15 minutes depending on direction.

Lifestyle fit

If you work on the Strip

Best locations: 89102 (off-Strip west), 89106 (Bonanza/Rancho), 89119 (east Strip corridor).

Why: Direct highway access or short surface street commutes. Late-night shifts don’t hit traffic. You can afford to live alone on tip income in off-Strip areas at $900–$1,200 rent.

If you work downtown

Best locations: 89101 (Maryland Pkwy corridor), 89106 (Bonanza), Arts District.

Why: 5–10 minute commute. Bus routes cover the area (RTC 109 on Maryland Pkwy is one of the busiest in the valley).

If you’re a student at UNLV

Best locations: 89119 (east of campus), 89169 (Paradise Rd corridor), 89101 (Maryland Pkwy near campus).

Why: Walking or short bus commute. RTC 109 goes directly to campus.

If you value walkability

Best locations: Downtown Fremont area, Arts District (18b), Maryland Pkwy (89101).

Reality: Las Vegas isn’t walkable like NYC. But these areas are more walkable than most LV ZIPs — sidewalks, shops within a few blocks, transit stops.

If you want quiet residential

Best locations: Henderson, Summerlin, far east LV, Centennial Hills.

Tradeoff: Long commutes to the Strip or downtown. Higher rent in Summerlin/Henderson.

What each area is like day-to-day

Directly on the Strip

Tourists. Traffic. Noise. High rent. Pools and gym at every building. Walk to casinos. Not practical for families or anyone who needs silence.

Downtown

Older buildings, more diverse. Fremont Street nearby. The Arts District has monthly First Friday events. Growing restaurant scene. Some blocks are rougher than others.

Downtown-adjacent (89101, 89106)

Best commute-to-rent ratio in the valley. Residential quiet with urban access. Older housing stock. Diverse neighborhoods.

Summerlin / Henderson

Master-planned suburbs. Chain restaurants, big grocery stores, newer construction, quiet. Higher rent, longer commutes.

Far east / far north LV

Lower rent, newer construction than downtown. Long commutes to anything central. Fewer walkability options.

Our two properties both sit in the downtown-adjacent zone — the best commute-to-rent ratio in Las Vegas:

  • Maryland Park (89101) — 521 S Maryland Pkwy. Gated, 1–2 BR from $950. On the busiest bus line, 5 min to downtown, 8 min to Strip center.
  • Bonanza Park (89106) — 2221 W Bonanza Rd. Studios and 1 BR from $900. I-95 Rancho exit. 5 min to downtown, 12 min to Strip.

For working professionals, hospitality workers, students, and anyone prioritizing low rent without moving to the far suburbs, this is the value zone.

FAQ

Is downtown Las Vegas safe? Varies block to block. Arts District, Symphony Park, Maryland Pkwy corridor near UNLV are more active and well-trafficked. Some blocks north of Fremont have lower foot traffic at night.

Is the Strip actually fun to live near? For 6 months, maybe. Most long-term residents tire of tourist traffic, noise, and higher rent. Many Strip workers commute from quieter surrounding ZIPs.

Can I live in Las Vegas without a car? In 89101 and some downtown ZIPs, yes — RTC buses cover most of the valley. Everywhere else requires a car.

How much does electric run in summer? For a 1BR unit running AC continuously June–September, expect $150–$250/mo. Window AC units (like at our properties) run lower than central air.

What’s the best area for a first-time Las Vegas renter? Downtown-adjacent (89101, 89106, 89109 off-Strip). Lower rent, central access, no commitment to the suburbs before knowing the city.
